Eyasser Noboa grew up in Dyckman, uptown Manhattan. Before cannabis he ran an e-commerce business reselling storage-unit closeout inventory. When New York opened applications for its adult-use market, a partner pushed him to apply.
Cannabis Realm of New York was awarded a Conditional Adult-Use Retail Dispensary (CAURD) licence — the programme New York created to give the first retail licences to people the old laws had hit hardest. The first store opened at 475 Central Ave in White Plains in April 2024, after a state injunction stalled the buildout for months.
“I’m in disbelief,” he said on opening day. “I still can’t believe that this opportunity has been given to us.”
Noboa is the justice-involved partner on the licence. He sold cannabis from the early 2000s until 2014 and was arrested more than once before New York legalised it. “We took a negative to a positive,” his partner said the week they opened, “and hopefully we can be role models.”
His view is that a dispensary is a retail business before it is anything else. “The location is everything,” he says. “We came into this with what we think is a good plan, but if we didn’t have a good location, there’s not much we can do.”
He hires for attitude over product knowledge: “If someone comes in and you feel like they have a good work ethic and a good attitude, you can always catch them up on the product.”
And he has watched the customer base get more informed, fast. “People are figuring out better ways to use cannabis,” he says. “They’re becoming more informed.” That is the reason this site publishes guides at all.
Noboa is active in the CAURD Coalition, the group of New York conditional licensees that formed during the litigation years. He credits it for peer access when there was no playbook — somewhere “to bounce ideas off these people, and have productive conversations.”
On how Westchester actually received the store: “There’s a certain stereotype that comes with what we’re doing, but we haven’t seen that at all here.”
